Renters insurance

Your landlord insures the building. Nothing in their policy covers your things or what you are responsible for. Renters insurance is one of the cheapest policies in insurance and carries real liability limits, which is the part most people do not think about until a kitchen fire or a dog bite turns into a claim against them.

What this coverage generally includes

  • Personal property, at replacement cost rather than depreciated value
  • Personal liability and medical payments to others
  • Additional living expenses if the unit becomes uninhabitable
  • Scheduled items for jewellery, instruments, cameras and equipment
  • Coverage for belongings away from home, including in a car

What we will ask you

  • Roughly what it would cost to replace what you own
  • Whether the lease requires a specific liability limit
  • Any high-value single items worth scheduling separately
  • Whether you have a dog, and what breed

Worth knowing

  • Most leases require it, and most people buy the cheapest limit that satisfies the lease rather than the one that would actually cover them.
  • Replacement cost and actual cash value are not the same. The difference shows up at claim time, not at purchase.
  • Bundling renters with auto usually costs less than the renters policy does on its own, because of the multi-policy discount.
